Elevator and Escalator Inspection and Compliance FAQs
The questions building owners and property managers ask us most, answered plainly.
Questions and answers
What is an independent elevator consultant?
An independent elevator consultant represents the building owner, not a maintenance or repair contractor. Independent consultants give objective guidance on inspections, compliance, maintenance performance, modernization planning and contractor oversight, with no conflict of interest because they sell none of that work.
Why use an independent elevator inspection company?
An independent inspection company has nothing to gain from the repairs it finds. Inspections and inspection reviews stay focused on safety and code compliance, which helps owners avoid unnecessary costs and catch problems the contractor would rather not write up.
What is a QEI inspector?
A Qualified Elevator Inspector (QEI) is certified under ASME QEI-1 after meeting nationally recognized training, examination and experience requirements. QEI inspectors evaluate safety devices, code compliance and overall equipment condition for elevators, escalators and related equipment.
Are elevator inspections required by law?
Yes. Nearly every U.S. state and most large cities require periodic inspection of elevators and escalators. Frequency, who may perform the inspection and what must be filed vary by jurisdiction. See our location pages for Texas, South Carolina and North Carolina specifics.
What happens if my elevator fails an inspection?
Violations must be corrected within the jurisdiction’s timeframe and, in many states, verified before an operating certificate is issued or renewed. Missed deadlines can mean fines, daily penalties, loss of the certificate or an order to shut the unit down. Independent compliance support makes sure corrections are made and documented.
What is elevator deficiency tracking?
Tracking each inspection violation from identification through verified correction: logging deadlines, assigning responsibility, confirming the work meets code and keeping the documentation regulators and insurers ask for.
How do you help with elevator compliance?
We review inspection reports, track violations, verify corrective actions, coordinate with contractors and prepare documentation for authorities and audits. Owners get a single status view across every unit and every jurisdiction.
Do you perform elevator repairs or maintenance?
No. Elevator Compliance Group does not perform repairs, sell maintenance contracts or bid modernization work. That independence is what makes our findings and recommendations trustworthy.
Can you review our elevator maintenance contract?
Yes. We review elevator and escalator maintenance agreements for coverage, responsibilities, exclusions, pass-through costs, response commitments and compliance responsibility. Reviews routinely surface cost-saving opportunities and risks owners didn’t know they were carrying.
What is elevator modernization planning?
Evaluating the condition and remaining useful life of equipment and building a phased plan and budget for upgrades. Good planning avoids both premature spending and emergency replacements.
Do you provide escalator inspections and consulting?
Yes. We provide independent escalator and moving walk inspections, compliance support and consulting for airports, transit facilities, retail, healthcare and campuses.
Who do you typically work with?
Commercial building owners, property managers, healthcare systems, universities, hospitality operators, residential boards and government agencies, from a single property to multi-state portfolios.
Do you work nationwide?
Yes. Elevator Compliance Group is based in Fort Mill, South Carolina, with a strong presence in Texas and the Carolinas, and serves clients across the United States.
How do I know if my elevators are fully compliant?
Compliance is more than a passed inspection. It includes timely correction of every violation, filings made on time and documentation that proves it. An independent compliance review identifies the gaps.
When should I hire an elevator consultant?
Repeated inspection failures, a contract renewal, a large modernization proposal, an acquisition, or a portfolio that has outgrown the facilities team are the usual triggers. Earlier involvement prevents more expensive problems.
