Independent Elevator Consultants Working Only for the Owner

Elevator Compliance Group provides independent elevator consulting to building owners, property managers, institutions and public agencies. We work only for the owner, across the full lifecycle of the equipment: inspections, compliance, maintenance oversight, modernization and capital planning.

We do not sell maintenance, repairs or modernization work. When we tell you an elevator doesn’t need a $400,000 modernization yet, or that it does, there’s nothing in it for us either way.

What an independent elevator consultant does

An elevator consultant gives an owner technical oversight the owner usually doesn’t have in-house: evaluating equipment condition, interpreting inspection results and code requirements, judging whether a contractor’s work and recommendations hold up, and helping decide when to repair, when to modernize and how to budget for it.

Most owners only hear about their elevators from the company that maintains them. We give you a second, independent voice.

Elevator Consulting: common questions

When should an owner hire an elevator consultant?

The common triggers are repeated inspection failures, a contractor pushing a large modernization, a maintenance contract coming up for renewal, a due diligence deadline on an acquisition, or a portfolio that has grown past what the property team can oversee. Earlier is cheaper.

How is a consultant different from the maintenance contractor?

The contractor performs and sells the work. A consultant evaluates it. Because we have no repair or modernization business, our recommendations don’t change based on what we might be paid to install.

Do you do due diligence for property acquisitions?

Yes. We assess equipment condition, remaining useful life, open violations and maintenance contract obligations so buyers understand the vertical transportation liability before closing.
