Owner’s Representative for Elevators and Escalators

Most owners and property managers don’t have an elevator expert on staff, so the only technical opinion they hear comes from the company selling the work. Elevator Compliance Group acts as the owner’s representative for elevator and escalator matters, protecting your interests through inspections, compliance, maintenance oversight and modernization.

We do not provide maintenance, sell repairs or bid modernization work. We represent you, and only you.

What owner representation is

Acting on your behalf for the technical, regulatory and operational side of vertical transportation: reviewing contractor performance and proposals, overseeing inspections and compliance, coordinating communication between parties and advising on repairs, upgrades and long-term planning.

How we help

  • Interpret inspection results and compliance requirements
  • Communicate with maintenance providers and contractors in their own technical language
  • Evaluate service quality and the necessity of recommended repairs
  • Avoid unnecessary repairs and premature modernization
  • Manage risk and reduce liability exposure

For property managers

Property managers juggle many buildings and many trades. Independent representation takes elevator issues off the pile: less time on technical back-and-forth, consistent handling across the portfolio, stronger documentation, and confident answers to ownership and regulators.

For building owners

Owners get assurance that the equipment is being managed in their interest: asset value protected, reliability improved and capital decisions made with independent information.

Owner & Property Manager Representation: common questions

What is an owner’s representative for elevators?

A consultant who works for the building owner, not the contractor, to oversee inspections, compliance, maintenance performance and modernization. The role exists because owners rarely have in-house elevator expertise and contractors have an inherent conflict of interest.

Do we still need a maintenance contractor if we hire you?

Yes. We don’t maintain equipment. We make sure the contractor you hire does what the contract and the code require, and we tell you when they don’t.

How is representation priced?

As a retainer scaled to the portfolio, or per engagement for a specific project such as a modernization or a contract rebid. We’ll propose the structure that fits.
